    What drives the cost of a subdivision

    The fall of the land. Flat sites need little retaining and balance their earthworks easily. Steep sites need walls along the lot boundaries, more cut and fill, and often imported fill, and that is where most of the spread in this calculator comes from.

    Road length per lot. A new internal road with kerb, drainage and services is the biggest single item on most estates. Lots that front an existing road avoid most of it.

    Rock and ground. Rock slows every trench and cut. It shows up in the geotechnical report before anything is priced, which is why we read the boreholes first.

    Scale. Site establishment, supervision and testing are partly fixed, so a five-lot subdivision costs more per lot than a fifty-lot estate.

    Services and authorities. Water, sewer, electrical and telco each have their own standards and fees. The calculator shows the civil works; authority charges and contributions come on top and vary widely by council and area.

    Common questions

    How much does subdivision civil work cost per lot in NSW?

    On our current ranges, the civil works for a typical Greater Sydney subdivision run from about $32k to $52k per lot on flat land, and from $65k to $115k per lot on steep land with heavy retaining. That is before water and sewer, authority fees and contributions, which are separate.

    Is the calculator a quote?

    No. It is an indicative range, benchmarked against published NSW cost studies and adjusted for current Sydney costs. The real cost depends on your levels, soil, retaining, road layout and authority requirements, which is why we price from your plans.

    What does the figure leave out?

    Authority contributions and developer charges, electricity and water authority fees, design and certification, landscaping and street trees, land, finance and GST.

    Who is this calculator for?

    Developers, landowners planning a development-scale subdivision, and contractors checking a budget. If you are splitting a single house block into two, most of your cost will be survey, council and certification fees rather than civil works, and this calculator will overstate it.

    Why does sloping land cost more to subdivide?

    Slope brings retaining walls along lot boundaries, more cut and fill, and often imported fill. That is why the steep range is roughly double the flat one.

    Is a small subdivision more expensive per lot?

    Yes. Site establishment, supervision, testing and authority processes are partly fixed, so a subdivision of under 10 lots costs noticeably more per lot than a mid-sized estate. The calculator adjusts for it automatically.
